1. Evidence of a sufficient water supply must be provided for the subdivision as a whole. None of the exceptions listed in Section 8.4.7 (A)(3) of the Land Development Code apply here. Please amend all documentation, including the WSIS, the WSR, and the SEO letter, to address all 3 lots in the subdivision.
2. The Water Resources Report must meet the requirements set forth in the Land Development Code, including preparation by a qualified professional.
3. A commitment to serve must be provided for any lots supplied by a central water provider.
4. For any lots relying on individual wells for water supply, applicant must provide a copy of the signed court decree adjudicating water rights, any deeds conveying sufficient water rights to the property owner, and an approved augmentation plan authorizing withdrawal of a sufficient quantity of water to serve such lots.

1. When submitting the final plat to enumerations for final review of the mylar, please be sure to add the addresses to the three Lots. The address for the new lot, Lot 2 will be 17400 Shiloh Pines Drive.

FINAL PLAT COMMENTS APPLY:

1. Enumerations will review the mylar prior to plat for address placement, street names, and title block.
2. A $10.00 per lot and tract platting fee will be due at the time of the review of the mylar, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. An additional over the phone transaction fee of $3.50 will apply for any credit card payment.
3. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. BeckyA@pprbd.org (Please email the Enumerations staff that reviewed your project).

With this referral, we received the Final Plat (Hannigan and Associates, Inc., November 4, 2017) and Geotechnical Evaluation Report (American Geoservices (AGS), July 5, 2018).

The site does not contain nor is it exposed to any geologic hazards that preclude the proposed re-plat of the 82.66-acre parcel. AGS’s characterization of the geologic hazards associated with the site is valid. CGS, therefore, has no objection to approval of the re-plat as proposed. We offer the following comments:

AGS states on page 5, “All proposed structures should be located at least 25 feet from the crest of any slope areas steeper than 2.5H:1V.” Also, “moderate to steep slopes present greater construction difficulties. These areas should not be considered for development or disturbed without a detailed review of site grading plans and house plans by the project geotechnical engineer, and slope stability analysis and foundation design as required…” CGS agrees with AGS’s recommendation that “At the time of construction, AGS should inspect the foundation location and confirm the presence of adequate slope setback.” CGS recommends that AGS or another qualified geotechnical engineer verify that the future foundation locations have an adequate setback from slopes.
