The Colorado Geological Survey (CGS) has reviewed the submittal for the Preamble at Hanna Ridge Filing No. 3, as requested (County email, January 7, 2025, File # SF251), located at 38.8689°, -104.6883°. Documents for this review included the Soils and Geology Study (Entech Engineering, Inc., Job No. 242070, December 23, 2024) GGS generally agrees with Entech’s geologic interpretation, identification of site-specific hazards and constraints, and the associated mitigation recommendations for these geologic conditions. All of Entech’s recommendations must be strictly implemented during this development. In particular, the following recommendations should be noted on the plans: • Page 10: "Since the proposed structures will be slab-on-grade without basements…” • Page 13: "Individual investigations for building sites will be required prior to construction." Provided that these notes are added to the plans—emphasizing that basements are not permitted and that site-specific investigations are required for each building site—CGS has no objection to the approval of this project. 1. On the EDARP website the description states there are 41 detached units. The plat show 38 units. 2. Note 25 is valid. 3. Contact Enumerations when you are ready to have addresses assigned. Once the addresses are received they will need to be added to the plat. 4. If underground service is needed prior to plat, submit a Utilities Addressing Plan (UAP), to Colorado Springs Utilities via the related link at https://www.csu.org/Pages/GISMapping.aspx For more information contact: Jade Swan jswan@csu.org 5. Standard Final plat comments: a. Enumerations will review the pre-plat (mylar) prior to plat for address placement, street names, and title block. b. A $10.00 per lot and tract platting fee will be due at the time of the review of the pre-plat, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. As of December 5th 2023, the fee for all credit/debit cards has changed from the flat 2.95% fee to the following: Over the phone Credit/Debit Card payments will be 2.3% and In-Person Debit Card payments will be 1.5% (in-person only). c. Pre-plat reviews can be reviewed via “pdf” or in-person. The pre-plat will be stamped by Enumerations for accuracy and returned to the applicant and the planner.
