Please see engineering comments. Round a bout analysis was discussed for the adjacent property and was requested to be included in the TIS based on the County's ECM. Please provide the TIS for this site that includes the analysis. HWY 105 west of Jackson Creek Parkway is under CDOTS control although it remains unincorporated. Please see comments provided by the County for Monument Junction Phase 1 PUD Plan (PCD File No. OAR2183) regarding the intersection of Jackson Creek Pkwy and Hwy 105. The Traffic Study for Phase 1 did not account for this Monument Junction West Filing 1 (OAR21108) project in determining impacts to the surrounding roadways. The Phase 1 PUD traffic study needs to be updated to incorporate this development in their traffic impact analysis. The County request a copy of the traffic study and drainage report associated with this Monument Junction West Filing 1 to evaluate impacts to County infrastructure/properties in the vicinity of the project. The traffic impact study should analyze the long range horizon based on both Monument Junction West and Monument Junction Phase 1 development.
