The site is not exposed to any geologic hazards or geotechnical constraints that preclude the proposed multifamily apartments and single-family attached townhomes. For this referral, we received a Geotechnical Investigation (Mayberry Apartments and Townhomes, CTL|T Project No. CS19587-125, dated 9/9/2022), PUD Development Plan (Kimley-Horn and Associates, Inc., 10/2/2023), and other documents. CTL’s characteristics of the subsurface materials and geotechnical recommendations are valid. Provided CTL’s recommendations are adhered to, CGS has no objection to the approval of the Filing No. 5 PUD Development Plan. Enumerations has the following comments: 1. Based on the site plan included, 2 internal street names are needed. Submit proposed street names to Justin Annan and Glenn West at El Paso/Teller 911 for approval. 2. All addressing for this project will be from the internal streets, with the possible exception of the townhome lots that is seems are going to be platted separately. Will the buildings proposed for these lots front Market Place Dr.? If so, they will be assigned addressing from Market Place Dr. and will receive unique street addresses. 3. The rest of the townhome buildings will receive one street address, with the individual townhome units using unit numbers. 4. When submitting building plans for the apartment buildings and the townhomes not intended for individual ownership, show secondary addressing which follows the RBD secondary addressing guidelines available on the PPRBD website. Enumerations can review the secondary addressing prior to submittal to help avoid disapproval and resubmittal due to incorrect secondary addressing. 5. The lot numbers for the townhomes along Market Place Dr. on the southern part of this development are shown incorrectly. They show 1-7, then 6-10, meaning that numbers 6 and 7 are duplicated and make the whole lot numbering sequence incorrect. 6. When submitting a copy of this plan to Enumerations for address assignment, show the location of all structures which will require separate addresses and building permits, such as carports, garages, pool equipment buildings, trash enclosures over 7 feet in height, etc. so that a comprehensive addressing plan can be created. 7. The building shown between the clubhouse and building #4 does not show what the building is. Please label to show what the purpose of the building is.
