PCD-Engineering has the following comments, in coordination with the County Engineer: Traffic/Transportation: 1. The majority of Horizonview Drive south of the site is a County-owned and maintained road. The TIS shows the 80% of the proposed traffic (2,700 ADT) will utilize the County segments but does not address the existing and proposed link ADT, road condition or capacity. 2. County Staff request that the City take ownership and maintenance of the impacted segments of Horizonview Drive south of the site and Bradley Road east of Powers currently maintained by El Paso County. 3. The traffic study should address the impact from this project on the Bradley Road/Powers Blvd. intersection. Drainage: 1. A drainage report was not received with the submittal; please provide when available. 2. Coordinate with Colorado Centre Metro District regarding any shared drainage and road facilities. -- Jeff Rice - 719-520-7877 |

Planning Division has no comments at this time. Proposed development is compatible with surrounding properties located within the County and is similar in density and lot size. | 10/1/2021 1:37:38 PM | |
