Regarding a request for approval of a final plat for Mayberry Colorado Springs Filing No. 1A, Enumerations has the following comments:

1. Has the new street name shown of Atchison Way been approved by the 911 authority? Our roads database indicates that there is already an Atchison Place in Colorado Springs. Changing the suffix does not make it a different street name, and generally duplicate street names are not allowed.
2. Once the street name issue mentioned above has been resolved, Please submit a copy of this plat to Enumerations for address assignment.

1. Please prepare for review a short amendment to the recorded SIA that changes the reference to the subdivision name and states that all other provisions of the recorded SIA remain in full force and effect.
2. If a Construction Permit or ESQCP were previously issued in connection with Filing No. 1, then the time has started to toll in the deadlines set forth in the SIA and the Detention Maintenance Agreement. Consider whether those deadlines need to be amended.

Please use the following naming and numbering convention with this replat. The original plat was filed as "Ellicott Town Center Filing No. 1." Since you are rebranding this development as Mayberry, this will essentially be given a brand new title. We can accept this as "Mayberry Filing No. 1." The lots will therefore be numbered from 1-38. Regarding a request for approval of a final plat for Mayberry Colorado Springs Filing No. 1A, Enumerations has the following comments:
1. This replat will require new addresses be assigned for Lots 65-69, 75-79, 85-89, and 95-98 now that they will not access from an alley.
2. The new alignment has lots 95-98 facing, and accessing from, a tract. Addressing cannot be assigned from a tract. This plat needs to establish a right of way for these lots to have addresses assigned from in the location that is currently shown as Tract M of the previous filing. Once an approved street name is approved, and the plat updated to show the new street name, submit a copy of this plat to Enumerations for address assignment.
3. Enumerations will review the mylar prior to recording as per usual. The Enumerations fee that will be due will be only for those lots whose addresses have changed from the previous configuration. In this case 19 lots X $10 per lot= $190

The site is not exposed to any geologic hazards or geotechnical constraints that would preclude the proposed replat. CGS agrees with CTL|Thompson’s report (Geologic Hazard Evaluation, Mayberry Development aka Ellicott Town Center, Filings 1 through 4, Highway 94 and Log Road, Ellicott, Colorado, CTL|T Project No. CS18969-105, June 18, 2021) that the conditions that may pose hazards or constraints to development include expansive soil lenses, potentially collapse prone soils, and existing undocumented fill. As noted on page 7 of the Letter of Intent (N.E.S. Inc., November 2021), the following should be performed:

• Site-specific, design level Soils and Foundation Investigation to provide design criteria for foundations and floor
systems for proposed residential buildings.
• Subgrade investigation and design after grading.
• Construction testing and observation during site development and residential building construction.
• Foundation drains should be anticipated for all basement areas.

These recommendations should be included on the plans. Provided CTL|Thompson’s recommendations are adhered to, CGS has no objection to approval of the Replat as proposed.
