All engineering comments on plans have been resolved.

Per previous review comment an underdrain exhibit is needed. Also ensure FAE has been updated to include underdrain. Refer to what was provided with TAR Filing No. 3.

NOTES:
1. Please provide signed copies of all plans and reports.

2. Upload CAD base drawing of the construction drawings and plat with the final signature approval submittal per ECM 5.9.3. CAD shall have at least two survey reference points.

3. Per Condition 7 of the BOCC approval letter for the Preliminary Plan Amendment for Trails at Aspen Ridge states:
"Within 1 year of recording Trails at Aspen Ridge Filing No. 2, Developer shall provide signal warrant analyses for the Bradley Road and Legacy Hill Drive intersection to the EPC Planning and Community Development and Department of Public Works for review. If signal warrants are not met at this time, warrant analyses shall be updated every six months thereafter unless otherwise changed in writing by the County Engineer. When Signal warrants are met, and upon direction from the County Engineer, the improvements to the intersection shall be fully collateralized within one month and construction started on the improvements within six months".

As Filing No. 2 plat was recorded on July 14, 2021, a signal warrant analyses report needs to be provided to the County. The report can be included as part of the Final Plat submittals for any of the other filings in review, or may be submitted as a stand alone document. Please upload to EDARP: the WSIS and Water Resources Report. Once all is uploaded and findings are provided by the Colorado Division of Water Resources, the County Attorney's Office will provide its review of water sufficiency. Thank you.

1. Enumerations agrees with the comments from El Paso/Teller 911 regarding Little Boulder Loop. This street name should be eliminated and Little Elk Lane should be used.
2. Previous comments regarding Sidewinder Ln. and Mylar review prior to recording still apply.

Regarding a request for approval of a final plat for The Trails at Aspen Ridge Fil. No. 5, Enumerations has the following comments:

1. The overall development plan the Enumerations was provided with indicates that the segment of Sidewinder Dr. shown in this filing will be the end of that street. Please confirm if that is still the case. If not, please include any future filings that this street will continue into so that addressing can be assigned correctly when submitting a request for address assignment to Enumerations.
2. Prior to submitting a copy to Enumerations for address assignment, the 911 authority’s comments regarding the street naming need to be resolved.
3. Enumerations will review the mylar prior to plat per usual procedure. The Enumerations fee due at the time of review is $10 per lot/tract to which an address is assigned.

Colorado Geological Survey's geotechnical concerns have been previously addressed through multiple Springs East at Waterview / Trails at Aspen Ridge reviews. No geologic hazards or unusual geotechnical constraints are present which would preclude the proposed residential use and density. Provided recommendations in the following reports are adhered to, CGS has no objection to approval of SF2138:

1) Geologic Hazard Additional Borings, Springs at Waterview East (Trails at Aspen Ridge) South Powers and Bradley Road (Entech Engineering Inc. Job No. 170039, August 9, 2019),
2) Soil, Geology, and Geologic Hazard, Springs at Waterview East (Entech Engineering, Inc. Job No. 170039, revised February 8, 2019), and
3) Geologic Hazard Addendum, Springs at Waterview East (Entech Engineering, Inc. Job No. 170039, April 10, 2019).

These reports should be specifically referenced on the plat. No plat was included with the available referral documents.
