PCD-Engineering has the following comments: Drainage: 1. Please coordinate with the Sterling Ranch development on drainage discharge and conveyance at the shared property boundary. Traffic/Transportation: Regarding the Woodmen Frontage Road/Golden Sage Road intersection: 1. The intersection appears to remain under County jurisdiction based on the recent annexation boundary, which will require County review of any intersection improvements. If the City intends to take over ownership and maintenance prior to any development that necessitates intersection improvements, the City may review the plans and reports associated with any improvements. 2. Updated traffic counts will be required for this intersection as development in the area occurs. 3. The traffic study provided by the recent Falcon Marketplace project shows much higher traffic at this intersection; verify TIS assumptions (see https://epcdevplanstorage.blob.core.windows.net/project/2cf7accf-06f2-481b-afe8-e33ec291437c/32ed28d8-d9b2-49ee-9b42-6eee7fb991cf.pdf) 4. Note: EPC has been requiring escrow contributions for anticipated future intersection improvements from area development projects. If the proposed Percheron projects proceed while this intersection remains under County jurisdiction, fair and equitable design, construction, and/or financial contribution will be requested.
