Please provide Pre-Subdivision Site Grading Acknowledgement Form. (Copy of form has been uploaded to EDARP). Include what activities are to be included with early grading (utility installation, storm sewer, etc)

Note that review of CD's has not been completed. This will be done at Final Plat review, unless any items are noted in early grading that will require a review.

Due to the volume and complexity of comments and redlines and the additional information and details required, Staff will provide additional, more detailed comments on the next submittal. With deviation requests being submitted, a minimum 21-day review period will be necessary with the next review.

1. Enumerations has not seen this project since June of 2020. The area has been reconfigured. The area was numerically addressed at this time. Due to the reconfiguration there will be a re-addressing fee that will apply at the time of platting, added to the total amount due prior to recordation of the plat.
2. Standard PUD Comments;
a. For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Addressing marker for lots should be front door.
b. Provide a 100 scale copy or larger of the entire APPROVED development plan (d.p.) to this department so that addressing can be assigned. Once received, the development plan will be placed on a list to be addressed. Development plans that are not yet approved may be addressed, however additional plan review fees will accrue if changes are made to the D.P. after initial addressing.
c. An email from El Paso –Teller County E-9-1 Authority reserving the street names is required to be emailed to the Enumerations department. One street name needs to be changed, Newham Point.
d. If underground service is needed prior to plat, submit a Utilities Addressing Plan (UAP), to Colorado Springs Utilities via the related link at https://www.csu.org/Pages/mapping.aspx For more information contact: Karen Carlton KCARLTON@CSU.ORG. If gas is provided in this area.

From the letter of intent :

"As part of this application, a revised flood way is proposed and off-site flows will be directed through a pipe under Shoreditch Heights. This is in contrast to the approved 2020 plan which proposed an open drainage through the center of the site. Piping the off-site drainage and developing the center of the site allows for more habitat preservation of the forested area along the eastern side of the site."

This approach will require an approved CLOMR from FEMA Prior to early Grading , AND and approved and effective LOMR Prior to final plat.
