Recommendation only to reflect the 20ft utility and drainage easement to be labeled as "utility, drainage easement and driveway access" on the final plat drawing. This would help clarify the driveway access but is not a requirement.

For background information only: The lots #12 & #13 (1971 and 1967 Mineola) were each planned with a 12ft wide driveway. The site plan for Lot #13 (attached) shows the entrance layout. Lot #12 (1971 Mineola) site plan could not be located in the parcel file.

A driveway permit will be required to be submitted.

No further engineer comments or concerns. Thank you

Below was the comment to the previous review:

Comment on Final Plat - Note 9: Note is no longer valid. Issue resolved in 2015-2016. Contact Cherokee Engineer for copy of current Water Supply Report if needed.

Note 9 has been renumbered to Note 11 but remains on the drawing. Cherokee approval will be provided after a revised Plat drawing is provide with this note deleted.

Regarding the access issue: We do not generally acknowledge prescriptive right-of-way and this is not something we would do in this instance. There are two options we can take:

1. Identify the access as 12 ft access for this lot only and indicate on the plat that the easement for this lot only is for access, drainage, and utilities. Include in the letter of intent that the access will no longer be shared with the adjacent property.
2. Identify in the letter of intent that the access is shared and that you will work to obtain an access easement from the property owner. We will not require you to provide proof of the access easement with this application.

Engineering comments have been addressed on the LOI and Plat.
All the the other 4-Plex townhome units on current Plat #4096 do not show access easements despite shared driveways. A shared access agreement with Lot # 13 while still recommended is not required.

An individual driveway permit will be required for Lot #13 and Lot #12. (1971 Mineola & 1967 Mineola)
No further engineer comments. Thank you
