Same comments from last review have not been met.


1. Enumerations has yet to receive the request in writing to change the address to the existing home for 6170 Old Ranch Road. This is a requirement to move forward with the plat. Please see link here for required information need for the address change.

2. Provide a 100 scale copy or larger of the entire APPROVED development plan (d.p.) to this department so that addressing can be assigned. Once received, the development plan will be placed on a list to be addressed. Development plans that are not yet approved may be addressed, however additional plan review fees will accrue if changes are made to the D.P. after initial addressing.
3. Once the addresses are received they will need to be placed on the plat.

County Attorney's Office water review as attached. Applicant - please note:

1. The form deeds for conveyance of water rights to individual lot owners need to be updated to reflect the current property owner as Grantor and the correct total amount of Dawson aquifer water conveyed with each lot. It is also recommended, but not required, that the water for each lot be conveyed in the same instrument as title to the lot itself to avoid confusion. Note that the property may, as an alternative to conveying the Laramie-Fox Hills water to the HOA, convey a proportionate share to each individual lot owner. If the L-FH water is conveyed to the HOA, the form deed must be updated to reflect the current property owner.
2. The draft Covenants must be updated to reflect the current property owner, to refer to six lots rather than seven lots, to correct the amount of Dawson water allocated to each lot, and to add the language required by Sections C.7 and C.8 of the County Attorney’s water review.

The site (38.9873°, -104.7132°) is not undermined, does not have steep slopes, and the geologic conditions imposing hazards and constraints can be mitigated through avoidance or commonly employed engineering methods. CGS concurs with Entech (p.7) that to mitigate constraints from the geologic conditions, site-specific investigations within each lot will be necessary before the design and construction of structures.

These additional investigations are needed to investigate soil, bedrock, and groundwater conditions, take soil samples, and perform laboratory testing to identify swell/consolidation and any other engineering properties necessary to develop foundation, utility, pavement, and septic system recommendations. Provided these additional investigations are performed (as stated in Plat Note 22) and that they also address any site-specific impacts from potential perched groundwater, potential for expansive soil and bedrock, shallow potentially very hard bedrock, erosion, and regional hazards related to radon and seismicity the Colorado Geological Survey (CGS) has no objection to the proposed residential use and density.

1. Edit the suffix to the approved street name from 911 Authority to Grove, Heights, View or Point.
2. Addresses will need to be added to the plat once the dp is approved.
3. STANDARD FINAL PLAT COMMENTS;
• Enumerations will review the mylar prior to plat for address placement, street names, and title block.
• A $10.00 per lot and tract platting fee will be due at the time of the review of the mylar, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. An additional over the phone transaction fee of $3.50 will apply for any credit card payment.
• A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. Amy@pprbd.org; (Please email the Enumerations staff that reviewed your project)

*New standard comment*: All mylar reviews will be reviewed via “pdf”. The mylar will be stamped by Enumerations for accuracy and returned to the applicant and the planner. The Colorado State Forest Service recommends that all forested acres be mitigated to reduce the risk of wildfire and that defensible space be created for each dwelling using the standards in the CSFS "Home Ignition Zone Guide" (formerly known as "Quick Guide FIRE 2012-1: Protecting Your Home From Wildfire") located on the Colorado State Forest Service website.
