• Access Permit will be required for this development for vehicular access from SH24G/Platte Ave. to Motel Rd. east. Please coordinate with CDOT Access - Arthur Gonzales at arthur.gonzales@state.co.us .
• Please refer to HCD Drilling Access Permit for details and Traffic Planning Comments.

CDOT Traffic Operations Comments:
• The westernmost right in / out is required to be closed and the easternmost right in / out deceleration lane is required to be lengthened on US24 if not already completed by others. The TIS refers to HDC Drilling vs. WireNut, page 11 for example. The improvements will be assigned to the first development constructed.

- Note a CDOT Access Permit Application will be required to be submitted and approved prior to Site Plan Approval. Please contact CDOT Arthur Gonzales, Access Manager 719-546-5750, arthur.gonzales@state.co.us

-Road Impact Fees are applicable: Please rectify discrepancy between TIS and Letter of Intent for fees to be paid. TIS has industrial Use while LOI indicated Office and Warehouse. General Commercial is applicable. The secondary use does not account for more than 25% of total GSF, so the fee cannot be split into two uses. Please contact for further information.
- A separate developer agreement for CDOT required HWY24 improvements may be required to be submitted with CDOT or County to address HWY24 improvements identified in the TIS.

Per Chapter 11, section 11.3.3 of the El Paso County Drainage Criteria Manual a geotechnical analysis and report with recommendations for the foundation preparation and embankment construction shall be submitted with the complete design analysis for all permanent detention facilities.
