You have uploaded a commitment letter in lieu of a wastewater report. This does not meet the requirements of Section 8.4.8 of the LDC. Previous comment had erroneously requested an OWTS report. Since the project is served by municipal water and wastewater, the appropriate document should be a wastewater treatment report. A commitment letter is a component of the requirements, but does not substitute the need for a report. I will update the submittal list accordingly to include the wastewater report and commitment letter as separate documents and remove the OWTS as it is not necessary. 4/19/2022 9:47:50 AM

Add note to plat that easement along southern border of Lot 3B is an exclusive easement for Cherokee water and wastewater infrastructure with no other utilities or improvements other than pavement allowed without Cherokee's permission. An alternative would be having the water and wastewater utilities be private. 1. Per Email correspondence with Grant Dennis, the back lot will be addressed as 2855 Akers Drive. Please apply this address to the plat. I can review at mylar stage.
2. STANDARD FINAL PLAT COMMENTS:
a. Enumerations will review the mylar prior to plat for address placement, street names, and title block.
b. A $10.00 per lot and tract platting fee will be due at the time of the review of the mylar, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. An additional over the phone transaction fee of $3.50 will apply for any credit card payment. THIS PROJECT WILL HAVE A $10.00 PLAT FEE.
c. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. A copy of the final recorded plat is required prior to approval in the Enumerations department on any COMMERCIAL plan submittal.
All mylar reviews will be reviewed via “pdf”. The mylar will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. Plats should not be recorded prior to Enumerations receiving payment. If you would like an in-person review, please make an appointment on our website.

Please review and address the following:
1. The commitment letter must commit to providing 2.2 AF for the entire subdivision. In addition, the letter should be corrected to identify the water as domestic rather than commercial.
2. Please have Applicant submit an updated Water Supply Information Summary that changes (a) the proposed name of the subdivision to match the plat (b) and checks “yes” instead of “no” (c) identifies the previous subdivision in response to question 6.B.
3. The SEO letter must also analyze the sufficiency of water for the subdivision as a whole (i.e. the 2.2 AF).

As requested by El Paso County, the Colorado Geological Survey (CGS) has reviewed the submittal for replat SP2139 (38.8752, -104.686). No development plans were submitted at this time. Some surface soil contamination by petroleum products has been reported within this property by Entech Engineering, Inc. (Environmental Investigation, dated 12.20.17). The site is not undermined, does not contain steep slopes, and does not have any other readily identifiable geologic hazards or constraints that would preclude the continued commercial use. CGS has no objection to approval of replat SP2139, provided site-specific subsurface soil investigations are required prior to any future construction.

1. Label the east lot with a lot number.
2. All addresses associated with the front lot, lot 1 are 2875 Akers Drive -office warehouse, Cell Tower with the following carriers 2867 Akers Drive-Dish Wireless, 2865 Akers Drive-Sprint/T-Mobile, & 2863 Akers Drive-AT & T. The only address that should be shown on proposed lot 2 is 2875 Akers Drive.
3. Will lot 2 have access from Marksheffell Road at all? Please clarify so that an address can be assign from Akers Drive and/or Marksheffell Road.
