Please use the attached template escrow agreement, insert the correct developer's name into the introductory paragraph, updating the developer's signature block, and inserting the correct escrow amount into paragraph 2.

Do not insert the dates into the introductory paragraph or paragraphs 4 & 5; they will be completed on the date the site development plan is approved.

Regarding a request for approval of a site development plan, Enumerations has the following comments:

1. The correct address for lot 9 of Falcon Marketplace is 7535 Falcon Market Place. The data block on page 1 of the development plan shows the incorrect address. The address of 7535 Falcon Market Place should be used when submitting building plans for review/permit.

NOTE: Per plat note #2 Pikes Peak Regional Building will not be issuing a building permit until an effective LOMR is in place. Site improvements outside the building may be constructed. After site plan approval contact the planning and community development department inspections supervisor to set up a preconstruction meeting.

NOTE: Developer shall pay the offsite roadway improvement escrow in the amount of $2,470 at the time of site plan approval.

Woodmen Hills Metropolitan District approves construction of this proposed building plan. All work concerning water and wastewater will be done according to WHMD Specifications and will be inspected by WHMD staff. 1. Trash enclosure appears to be less than 7’ high. No permit or plan submittal needed for the trash enclosure.
2. 11680 E Woodmen Road, was previously used for a home on this lot, a wrecking permit for the home and several out buildings was finalized in 2019.
3. Will there be a new meter required for site lighting? Show location of the meter for the site lighting on the site plan. An address will need to be assigned for the new meter.
