1. Due to the access off of County Line Road is not recommended an address be assigned off of this street, and an address off of Beacon Lite Road is also not recommended. It is possible a new street will need to be added to access off of Beacon Lite Road. Only if the county approves main access to the lot off of County Line Road, Enumerations would be willing to address the buildings off of County Line Road.
2. The gas canopy will require a separate address and building permit.
3. It appears the trash enclosure is connected to the main convenience store building. If the trash enclosure is not attached to the building and is over 7’ in height, it will require a separate address and building permit.

Monument

The Town of Monument has a number of questions and concerns related to this project and would recommend that a meeting be held with Town, County, and Maverik representatives.

The Town of Monument 2017 Comprehensive plan shows this property as a future growth area and annexation area for the Town. This property should be explored for annexation as it is within 1 mile of the Town and is an urban-type of development that will impact the town.

There is also a water tank site directly to the south. Urban level services are available to this site and the Town does not support the concept of this development on well and septic - there is no need for well and septic because services are available.

The Town also knows of adjacent residential development that is starting the annexation process. Why would Maverick not join in with this annexation?

We have questions related to development timing and the improvement of Beacon Lite Road. Why is there no traffic study for this development? is access to County Line Road feasible? The Town requests access to traffic study documents as well as drainage reports to analyze overall impacts.

The Town of Monument is willing to be a partner in this development through the annexation process. Again, the Town does not support this development in unincorporated El Paso County. Annexation should be explored.

We would like to be invited to any future meetings with El Paso County and CDOT to discuss access and other development issues. Please have Maverik reach out to me for contact info for adjacent property owners that are annexing into Monument. We have a plan for this and it appears to be possible now. The Town also has water to serve this development. We may have additional comments if this moves forward with County Planning. Thank you, Meggan
