County Attorney - Development Review
9/20/2021 1:17:32 PM
All County Attorney comments have been addressed, except #8. The status of land use approvals is not accurately described; the preliminary plan has been approved, but the first final plat is still under review. 9/20/2021 1:17:32 PM

PCD-Engineering has the following comments:
1. Verify that the district area and anticipated uses are correct per Planning comments.
2. Exhibits B and C should be consistent in the types of improvements listed, including site grading and drainage improvements. "Erosion control" typically consists of temporary measures.

Service Plan Planning Comments Only. There is concern regarding the accuracy of the land uses depicted in the plan. Also, two land owners have been left out. The preliminary plan was approved as 2 phases of residential development. Todd Stevens , phase 2 his indicated via his consultant he may be pursuing commercial zoning. Why should residential property pay for commercial infrastructure improvements? The Plan also states Districts 1,2, & 3 yet the Plans language speaks to one district only with a control parcel. Please see comments on plan relines for more details. 5/5/2021 2:04:12 PM

-I am not seeing the now customary further limiting language in this service plan that limits future inclusion within City limits. Colorado Springs would appreciate inclusion of this language
-It may also be helpful to communicate the intent of the 2021 City/County IGA related to development standards
