CGS reviewed (11.21.19) the Rolling Hills Ranch PUD development of which Filing 3 is a part and our previous comments are considered a part of this review. We commend the planned use of subdivision underdrains as shown on the construction drawings (sheets 18 and 19) and the requirement of foundation drainage systems as stipulated on plat note #11 due to the high groundwater anticipated at this subdivision.

The available referral documents continue to be a Soil, Geology, and Geologic Hazard Evaluation, Meridian Ranch – Rolling Hills Ranch, Filings 1 through 4 (Entech Engineering, Inc., 9.20.19) and a Subsurface Soil Investigation, Meridian Ranch – Rolling Hills Ranch (Entech Engineering, Inc., 7.15.19). These same reports were also submitted for the overall PUD development of Rolling Hills Ranch. While these reports include appropriate preliminary recommendations for site development CGS continues to agree with Entech that additional investigation, characterization, and analysis should be conducted for site-specific design of foundations, subsurface drainage, pavements, etc.
