Sidewalk will be required adjacent to Paonia Street. 4' wide by 4" thick.
An as-built will be required after the project is completed.
Sidewalk alignment shall be field fit with the County inspectors approval prior to placement.

Drawing C-04: Water meter shall be installed inside building. Update drawing C-04 to show meter inside building. Details of interior plumbing (water piping and meter location and wastewater sewer) have not been provided and are required before Cherokee approval is given.

Details of the interior utilities will be reviewed in PPRBD system but sometimes Cherokee is not included in the PPRBD approval routing,

Tap at main can be made using CSU Detail B1-6. 8" valves on either side of 1 1/2" tap are not required. Meter to be installed per CMD Detail B1-11A available at www.cherokeemetro.org.

Regarding a request for approval of a site development plan at 1670 Paonia St. Enumerations has the following comments:

1. The building plans which have been submitted for this projects indicate that this is an addition to the existing building rather than a separate building. Suite numbers need to be assigned for each suite as part of the submitted building plans.

I contacted Tim Graber (listed applicant PM) and expressed that the proposed water and sewer connection is not acceptable. Tim said he would contact the project engineer (RMG) and modify the Utility Service Plan. I have not received modified drawings. 5/3/2021 11:32:38 AM

Regarding a request for approval of a development plan amendment, Enumerations has the following comments:

1. The scope of this work is unclear. The letter of intent states that this will be a new, second building on the lot. But, the elevations seem to indicate that it will be an addition to the existing building. Which is correct?
2. If this is truly a second building, then this building will receive a separate address. Each tenant space will also need to be assigned a suite number which follows the secondary addressing guidelines available on the RBD website.
3. If this is an addition to the building, then each tenant space, including the existing one, will need to have a suite number assigned which follows the secondary addressing guidelines available on the RBD website.
