Water documentation will need to be focused on the area included in the amendment. Lots that are excluded from the amended area (shaded grey on the PUDSP plan) shall be excluded from all documentation. The water documentation needs to make clear what the changes are. For example, make reference to the finding that was made with Filing No. 1 and explain how the number of lots within the Filing 1 amended area changes. For example: we will say that the original finding is represented by x number of lots. The amended area is represented by y number of lots (the portion of original x lots included within the amended area). The number of lots within the amended area is represented by z as amended. The remainder of lots not included in Filing 1 is represented by a. For this finding, we are looking at z + a number of lots. Let me know if you have any questions. Thanks Ryan |

Please review LDC Sec. 8.4.9(C). Soils and geology report shall be prepared by a registered professional geologist and shall include a detailed map showing the locations of test holes, perc tests, etc. You may request from the PCD Director to use an older report if you include a reference and justification of LDC Sec. 8.4.9(A)(2) in your letter of intent, but it may be more beneficial to submit a site specific report for the current proposal rather than use an old one for the entire development. |

Lots 65-74 and 85-95 platted as part of Mayberry Colorado Springs Filing No. 1 were addressed from either Village Main St. or Mayberry Dr. With the extensions of Indian Grass, Blanket Flower, and Atchison, these lots will need to have new addresses assigned as part of the accompanying replats. The rest of the lots platted with filing one will not change addresses. The rest of the lots shown as part of phase 1 have not had addresses assigned. 2. The site is not exposed to any geologic hazards or geotechnical constraints that would preclude the proposed residential use and density. CGS agrees with CTL|Thompson (Preliminary Geotechnical Investigation, Mayberry Development, AKA Ellicott Town Center Filings 1 through 4, Ellicott, Colorado, June 14, 2021 and February 6, 2019) that the primary development constraint is uncontrolled fill. CTL|Thompson recommends that, “site-specific design level Geotechnical Investigation to provide criteria for foundations and floor systems for the proposed residential buildings,” and “Subgrade investigations should be completed following the completion of grading at the site.” Provided CTL|Thompson’s recommendations are adhered to, CGS has no objection to approval of the PUD as proposed.
