1. Based on the tax schedule number the project was submitted under, the address for this lot and the structures on site are addressed as 8990 Theriot Road. 2. I understand from the intent letter that the existing facility shall be abandoned and removed, except for the water tank. But, Enumerations needs to know if the existing is to remain until the new Water Treatment plant is built? If so, a new address will need to be assigned. Water tank is will keep the existing address. The property adjacent to this tract is the State Land Board (SLB) property which is currently under contract for sell to a developer for five hundred homes. Everything should be considered if there were already homes on the Northern property line. This property falls in the Paint Brush Hills Metro District Service area. We are concerned with their disregard of property lines and their plans clearly show they will use the land in question as a dumping site. They currently are on SLB property and should be told to remove their fence and restore the land to native plants within 30 days. Grading & Erosion Control Notes indicate that an “EX Recycled asphalt access Driveway is actually on SLB’s property. If viewed on satellite map, it clearly shows that woodmen hills fence is currently on that property, the SDP refers to a 44 foot easement, any documentation on this may clear many of these items. The N.E. corner has a concrete washout that is on the SLB property. Plans to Stage and Stockpile on SLP Property. No plans are indicated for the eastern part of the property to move the fence back to the correct property line. The SLB is being processed for a development. Their SDP must include Trees to block the view on their northern property line. Clarification needs to be done to ensure twenty-five’ Setback is also on the northern side of property. Note 1: Disturbed areas on the northern side needs more than just Seed and mulch. Note 3: no batch plants are scheduled but should be on the northern property line. Note 7: is using SLB property and should not be permitted without the permission of said future owner. Page 4 describes the concert wash out, but it is not on their land. Due to use of said property, the northern area should be scrapped to remove 4- 6 inches of industrial gravel and waste and replace with topsoil to allow proper restoration of SLB property. Erosion control also shows SF on SLB. SDP indicates “proposed Buried Yard Piping” at N.W. Corner on SLB property. Current contractual owner should approve this. If this easement has already be granted a copy of said agreement should be attached. |
