County Attorney - Development Review
12/3/2021 1:23:36 PM |
If the developer wishes to include the subdivision in Public Improvement District No. 2, please complete the attached petition in full and submit to the County Attorney's Office, along with a legal description of the subdivision in Word. State law requires that legal notice of the BoCC hearing to include the property in the PID be published for three weeks. Developer is responsible for reimbursing the County Attorney's Office for the cost of publication. The inclusion hearing must be held before the plat is recorded and requires 3 weeks of published notice. The County Attorney's Office makes every attempt to schedule the inclusion hearing on the date of BoCC or administrative approval of the plat, or as close thereto as possible. The developer and County Planning are responsible to keep the County Attorney's Office informed of the anticipated plat approval date. |

1. It is required that an email from 911 Authority reserved the street names is emailed to Enumerations. We need a replacement for Fontenelle Trail. 2. For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Addressing marker for lots should be front door. 3. STANDARD FINAL PLAT COMMENTS: • Enumerations will review the mylar prior to plat for address placement, street names, and title block. • A $10.00 per lot and tract platting fee will be due at the time of the review of the mylar, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. An additional over the phone transaction fee of $3.50 will apply for any credit card payment. ADDRESSING FEE FOR THIS FILING WILL BE $370.00. • A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. Amy@pprbd.org (Please email the Enumerations staff that reviewed your project) *New standard comment*: All mylar reviews will be reviewed via “pdf”. The mylar will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. Plats should not be recorded prior to Enumerations receiving payment. If you would like an in person review, you will have to make an appointment on our website. The U.S. Fish and Wildlife Service (Service) has reviewed the documents associated with the proposed subdivision near Eastonville, CO, Latigo Trails. It would appear this project proposal is restricted to Filing No. 9, which is south of Latigo Road. If so, the Service has no concerns with this project resulting in impacts to species listed as candidate, proposed, threatened, or endangered. If this developer begins to expand project proposals north of Latigo Road in proximity of Black Squirrel Creek (Filing No. 13), they will need to consult with the Service regarding potential impacts to the Preble's meadow jumping mouse. We appreciate your efforts to ensure the conservation of threatened and endangered species. Thank you for contacting us and please let me know if you have any further questions. George L.
