Black Forest Land Use Committee

The Black Forest Land Use Committee has reviewed this proposal and recommends DENIAL of the variance.

The following reasons are stated:

1. This event center and B&B is not compatible with the rural, residential neighborhood where it is located. This type of proposal has been considered before and denied. This is a residential area and not a place for a wedding venue.

2. This venue is certainly not harmonious with the character of the neighborhood.

3. Weddings tend to get loud with DJs and dances. Sound carries far out on the prairie and this location doesn't have the buffering of trees. On a quiet evening, this sound would carry a long way and would be a nuisance.

4. Impacts include noise (see above) and congestion. If they maximum number of guests is 100 with up to 25 vendors, there could be 75 or more cars coming and going. This would raise dust and congestion that is totally not in character with the neighborhood. Even if some of the neighbors seemed to be in favor of this use, they don't realize what noise and congestion a wedding can cause out on the prairie.

The Land Use Committee feels this is not a good idea and recommends DENIAL.
