1. If the farm house is to be the main office and the bunk house is to be the rental for the bed and breakfast both addresses would go on the plat. We would not list accessory structure addresses. Thank you for adding the addresses.
2. No plat fee would apply.
3.STANDARD FINAL PLAT:
• Enumerations will review the mylar prior to plat for address placement, street names, and title block.
• A $10.00 per lot and tract platting fee will be due at the time of the review of the mylar, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. An additional over the phone transaction fee of $3.50 will apply for any credit card payment.
• A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. A copy of the final recorded plat is required prior to approval in the Enumerations department on any COMMERCIAL plan submittal. With this referral, we received the Final Plat (Compass Surveying & Mapping, LLC, May 19, 2021) and Soils and Geology Report (American Geoservices (AGS), March 28, 2021).

The site does not contain steep slopes or flood hazards, nor is it exposed to any geologic hazards that preclude the proposed minor subdivision of the 8.029-acre parcel. AGS’s characterization of the geologic hazards associated with the site is valid. CGS, therefore, has no objection to approval of the minor subdivision as proposed. We offer the following comments:

As noted on page 1 of AGS’s report, “No new construction on the property is anticipated other than crushed asphalt parking….However, in future, the proposed development may consist of building residential structures.” As noted on page 4, “it is possible to encounter low to moderate expansive soils at depths. If expansive soil pockets are encountered, mitigation of expansive soils will require over-excavation and replacement with non-expansive soils….” It does not appear that AGS performed laboratory testing, including swell-consolidation testing during this investigation. Once structure locations have been identified and prior to building permit application, a site-specific geotechnical investigation consisting of drilling, sampling, lab testing, and analysis will be needed to characterize soil and bedrock engineering properties such as density, strength, water content, and swell/consolidation potential. This information will be used to determine depths to groundwater and bedrock; identify potentially moisture-sensitive (expansive and collapsible) soils and expansive claystone bedrock; verify the feasibility of a full-depth basement, if planned; and provide earthwork, foundation, floor system, surface and subsurface drainage, and pavement recommendations for design purposes.
