The intent letter does not clarify why the replat is happening. Please clarify what is changing. Is the no build area now smaller? If this is the case, Enumerations has no further further comment. Please resubmit to include a drainage report by a professional engineer licensed in the state of Colorado. A LOMR (Letter of Map Revision) will be required to establish base flood elevations. You can apply for a LOMR through FEMA. The parcel is in floodplain zone A, which does not have base flood elevations and at this time the no build zone cannot be reviewed. Please also note that the entire no build zone will not be able to be vacated since there is a drainage way that traverses the property and will need to be in a drainage easement. Almost the entire parcel is within the Zone A floodplain. Any new construction within the Zone A floodplain will require compliance with Regional Building Code section 313. Floodplain has no comment on the location of the "no-build" area on the plat. |
