Site Plan - if you do not wish to provide a landscaping / revegetation plan, at a minimum you need to show the trees that will be removed on the site plan and mark them with an (R) to denote that they will be removed. This site has been impacted by rockfall in the past. Rocks have toppled and/or rolled into the lot from the adjacent outcrop uphill of the lot. None of the rockfall into the lot appears recent and no eminent rockfall condition was observed during our site visit on 11.23.20. Some loose boulders occur at the outcrop and between the outcrop and the lot. However, based on our field observations there appears to be a very low probability of additional rockfall into the lot from the outcrop or from rocks previously fallen due in part to few loose rocks in the outcrop, or source area, but more importantly due to the rocks that have already fallen that can block additional rockfall into the lot. However, erosion, and shifting ground especially after heavy rains may further loosen some of the large boulders that are no longer attached to the outcrop and that are currently held in place by other loose boulders. There are several boulders currently interlocking with each other within the lot that may become loosened over time. Erosion and shifting ground in the future can cause rocks to roll or topple from their current position. Even with a low probability for the occurrence of rockfall over the engineered life of the structure there will always be some risk from rocks rolling or toppling within or into the lot. CGS recommends that the homeowner be made aware of the rockfall origin of the boulders within their lot and that observation of the outcrop and rock groups in the lot be conducted occasionally, especially after heavy rains. Should it become evident that boulders have shifted, we recommend the homeowner consult with an engineering geologist, geological engineer or geotechnical engineer expert in rockfall and its mitigation.
