PCD-Engineering has the following comments:
Responses to the original EPC comments dated October 8, 2020 indicate that the applicant intends to coordinate with the Glen at Widefield road and drainage design and coordination will continue with EPC and Colorado Springs on the Fontaine Blvd. and Marksheffel Road issues -- thank you.

PCD-Engineering staff is available for ongoing coordination and looks forward to reviewing future submittals.

PCD-Engineering has the following comments:

General
1. Ensure that road and drainage alignments are coordinated with The Glen at Widefield projects including SF185 and SF204 (Filing 11), which is still under County review. The proposed road stubs to the south appear to be slightly offset to the east from the Glen's roads.

Traffic/Transportation
1. Fontaine Blvd. between Peaceful Valley Estates and Sleepy Meadows Drive is in City of Colorado Springs jurisdiction.
2. The segment of Fontaine Blvd. west of this proposed development needs to be improved to handle the buildout ADT from this development.
3. The segment of Fontaine Blvd. east of this proposed development needs to be improved to handle the buildout ADT from this development; please address the link ADT through on this segment in the TIS.
4. If the two Fontaine Blvd. segments mentioned above remain in the County, construction and access permitting and approvals will be required through EPC, as will also be required for improvements/access to Marksheffel Road.

Drainage
1. Verify that the drainage diversions/outfalls along the south property line are accounted for in the Glen at Widefield drainage design.
2. Verify that the emergency conditions and spillway outfalls are in appropriate locations onto the Glen at Widefield development.
3. Note: There is a 2015 drainage report for the Marksheffel Road project by HDR; a link can be provided upon request.
