Per LDC Section 5.2.37 Outside storage - "Outside storage shall be enclosed and concealed by a solid fence or wall at least 6 feet in height or any combination of berming, shrubs, trees, fencing or walls which will provide, at maturity, a minimum of 6 feet of height and 100% opaque screening for the area utilized for outside storage."

Please provide solid fencing that meets this standard. In lieu of revising the fencing, you can provide a request for an "alternative" means of compliance in the letter of intent along with justification for why it provides equivalent value to the community.

The Title Commitment indicates that mineral rights for these parcels are severed. On the mineral rights certification, please indicate that there "was" a mineral rights estate owner for these parcels. You must make efforts to locate the mineral rights owner and/or their heirs to notify them of the special use request (same letter for neighbor notice is fine). If you are unable to locate, please draft a letter that indicates the methods you used to try to locate the mineral rights estate owner(s) and why you were not successful. 10/16/2020 3:57:49 PM

- Letter of Intent: Please address traffic and expected Average Daily Trips (ADT) in this proposed special use submittal. Reference Engineering Criteria Manual B.1.2.D "No TIS Required." If no Traffic Impact Study (TIS) is required, please indicate so in the letter of intent and explain why. If a traffic memo is required, please include in the resubmittal.
