NEPCO has no objections to the proposed replat. We have 2 comments however:
1. Please ensure that any future plans for connecting all of the schools in the area via sidewalk or trail are supported by this replat. This includes requiring WWSD to include a sidewalk/trail across the property along Deer Creek Road if that is where the future trail/route is proposed.
2. The lot is zoned I-2, Light Industrial (intended to accommodate light industrial and manufacturing activities, which are generally clean, quiet and free from objectionable or dangerous nuisance or hazard), and the Letter of Intent states that “a new building associated with improvements at the existing water treatment plant (WTP) is proposed” for this lot. Please ensure zoning compatibility with this new building, especially since outdoor school athletic facilities are located next door.

Please note the following documents which are required prior to recording the new plat following approval:

-the recording fee + any applicable impact fees
-tax valorem showing a zero balance
-title commitment dated within 30 days
-any required agreements to be signed by all parties (SIA, pond agreement, etc.)
-The Mylar will need to be signed by all parties other than El Paso County and have the PPRBD stamp placed on it. The applicant will need to reach out to enumerations at Pikes Peak Regional Building Department and send a copy of the plat over to enumerations. Enumerations will respond via email confirming approval. Then Planning Staff will add a plat note to the document and will record that email confirmation thereon.

Regarding a request for approval of a final plat for Patriot Place Subdivision Replat A, Enumerations has the following comments:

1. The addresses for each of the 2 lots involved with this replat will not change. However, the addresses do need to be shown in the appropriate location on the plat.
2. The letter of intent states that a new building is proposed for lot 2. This building will require a new address. The applicant should contact Enumerations prior to submitting any building plans for review/permit in order to establish an address to use when submitting plans.
3. Enumerations will review the mylar as usual prior to recording. No Enumerations fee will be due at the time of mylar review since all addresses are existing.

1) floodplain line work is not correct please use he latest shapefile from the FEMA Map Service Center.
2) FEMA approved base flood elevation data and 100-year floodplain boundaries shall be provided and shown on plats
3) All buildable lots less than two and one half (2½) acres in size are required to be located entirely outside of the 100-year floodplain.
4) Lands within the 100-year floodplain shall be established in a tract, and require that the owner maintain the tract.
5) Buildable lots two and one half (2½) acres and larger, are required to have the 100-year floodplain contained in a drainage easement dedicated by plat in the name of the governing body with the restrictions of “No Build” and “No Storage of any Materials”
