*Addressing for this area is as follows: - Lot 2 (new) 10770 Kinch Court - Lot 3 (new) 10785 Kinch Court - Lot 4 (new) 10765 Kinch Court Please add the addresses for Lots 2 - 4 to the final plat. - Lot 1 (existing) 10805 Milam Rd - If access has changed to Lot 1, and will not be directly off of Milam Rd, then an address change will need to be processed to change this address to a Sierra Ridge Trail address. The address change will need to happen in conjunction with the review of the mylar. See Final Plat comments below • Enumerations will review the mylar prior to plat for address placement, street names, and title block. • A $10.00 per lot and tract platting fee will be due at the time of the review of the mylar, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. As of September 28th, 2022, an additional over the phone transaction fee of 2.95% of the total transaction will apply for any credit card payment. • A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. As we stated in our previous comments (dated April 13, 2022), “The Kinch Minor Subdivision site (38.9867, -104.7305) does not contain any geologic hazards or unusual geotechnical constraints that would preclude the proposed 4-lot residential subdivision on 29.12 acres. The available referral documents include a Soils and Geology Study (RMG Engineering, September 4, 2021). RMG’s report contains good descriptions of surface and subsurface conditions and makes appropriate recommendations regarding site development. Provided RMG’s recommendations are adhered to, CGS has no objection to approval of the subdivision as planned.” The recommendations from RMG include (p.16) “Future lot-specific subsurface soil investigations.” Site-specific investigations, testing, and analysis are recommended for determining basement feasibility and designing foundations, floor systems, subsurface drainage, pavements, etc. Submitted 2/23/2023 by Jonathan R. The Colorado State Forest Service recommends that all forested acres be mitigated to reduce the risk of wildfire and that defensible space be created for each dwelling using the standards in the CSFS "Home Ignition Zone Guide" (formerly known as "Quick Guide FIRE 2012-1: Protecting Your Home From Wildfire") located on the Colorado State Forest Service website. https://csfs.colostate.edu/media/sites/22/2021/04/2021_CSFS_HIZGuide_Web.pdf In addition, we recommend that all wildfire mitigation be completed before or during dwelling construction. |
