Fire Commitment Letter:
Please have this revised to indicate the minimum dimension required for fire apparatus to safely enter and exit the existing driveway. Otherwise, we have no standard to assess by. Thanks!

Letter of Intent:
In regards to the approval criteria, you did not address the last three criteria sufficiently to justify the request:
"A particular non-economical hardship to the owner would result from a strict application of this Code" "The waiver will not in any manner vary the zoning provisions of this Code" and "The proposed waiver is not contrary to any provision of the master plan". Please further justify how the waiver requests meet these criteria. In regards to the zoning, please review the descriptions and dimensional standards of the RR-5 zoning district in LDC Section 3.2.2 (A) and Table 5-4 and discuss whether approval of these waivers impact any of that. This project is located within the Tri-lakes Comp Plan and also governed by the El Paso County Policy Plan. I recommend you go through those plans to see if some of the policies that might support development such as what is proposed and use that to further justify.

Also in the letter of intent, clarify how many of the lots will not have sufficient frontage. Include information on why the lots are proposed to be laid out the way they are and discuss why it could not be redesigned so that each lot has frontage (I.E. limited number of access points allowed, etc.)
