CGS previously commented on The Glen 9 Tract D site (~38.7299, -104.6625) on 1/5/21. Our comments have been addressed and CGS has no objection to the Plat Amendment as proposed. We continue to recommend that the geology report of record in Plat Note 5 be identified by name and date completed.

Two geologic hazard/constraint issues are discussed by the applicant and their consultant in The Glen 9 Tract D site (~38.7299, -104.6625). These include slope instability and shallow groundwater. The letter of intent states (p.2), “A letter dated August 3, 2020 accompanies the geologic studies and explains the slope stabilization that has been conducted and that those areas previously left as no build area in Tract D are now stable and can be built on with traditional construction methods.” We cannot find this letter in the material submitted. CGS recommends this letter be submitted prior to approval of the replat so it can be verified how slope stabilization has been achieved.
The resubmittal documents include two letters from J&K Geological Services dated December 8th, 2017 and February 6, 2019. Both letters discuss potential groundwater issues at this location. The letter dated December 8th, 2017 discusses groundwater encountered in a boring drilled in tract H. The letter dated February 6, 2019 discusses a groundwater monitoring program and includes elevations of the piezometers used in the program, the depth to groundwater, and an indication of the seasonal fluctuation that can be expected in the general vicinity. We are not able to verify the conclusions about groundwater presented in the letter dated December 8th, 2017 as no elevation or location of the referenced boring is provided, nor is an elevation of final basement grade and comparison to seasonal groundwater elevations provided.
CGS recommends that the elevation of final proposed grade (basements) be used to demonstrate what the separation between basement and groundwater will be. To verify the conclusion that shallow groundwater will not impact the proposed lots CGS recommends the county require a site map showing Tract H, the location of the boring drilled for groundwater measurements in Tract H, the log of the boring including depth to groundwater, the date the boring was drilled, the elevation of the boring, and the location of Tract H in relation to the piezometer study. A discussion about potential impacts from groundwater to basements based on this data should be provided by the consultant.
CGS also recommends that the geology report of record in Plat Note 5 be identified by name and date completed.

Regarding a request for approval of a final plat for The Glen at Widefield Subdivision Filing No. 9A, Enumerations has the following comments:

1. Converting this tract into 2 single family residence lots will create an inconsistent jump in the addressing along Bigtooth Maple Dr. However, there are addresses available to use for these lots. Submit a copy of this plat to Enumerations for address assignment.
2. Prior to Recording, Enumerations will review the mylar as usual. The Enumerations fee due will be $20.
