Previous comments apply

1. Appears to be a vacation and replat of 4 lots to allow for a potential retail center
2. Proposed Lot 1 can utilize the address from the prior plat, 847 Struthers Ranch Road, secondary addressing will be assigned to each tenant space with the single address if known. Please submit a floor plan showing separation of space so that these can be assigned.
3. Since this is a potential retail center project; based on access to the lot, 847 Struthers Ranch Road as well , place an addressing marker (xxx) where they are intended to be utilized. Lot, placement to be front door
4. The plat shows a private street name of Decorations View, will this also be used to access this lot? The only street which currently access this lot is Struthers Ranch Road, access from Struthers Road is not allowed.

FINAL PLAT
Standard final plat comments still apply, but with RBD being closed, there are a few new changes to Enumerations review of the Mylar. Please, send a pdf of the final plat document (intended plat of record) to the Enumerations reviewer that reviewed the project. We will then check the mylar for the normal things we look at on a plat, address, street names, title block and floodplain statement. Then we will stamp off on that document with an RBD check stamp, if all is accurate. This will be our copy of record that we plan to see once the document is recorded, minus a few signatures on the main sheet. No addressing fee will be required due to the address already being assigned.

A water review does not appear to be needed at this time. As noted in the letter provided by the Colorado Division of Water Resources (CDWR), the project states the purpose is to vacate common lot lines to form 1 lot." No proposed water supply was provided; therefore, the CDWR did not provide water sufficiency. If water findings are needed, please provide a completed Water Supply Information Summary, a firm commitment letter from the District, and sufficiency from CDWR. Also, the Subdivision Summary indicates water supplier is Woodmen Hills Metro District, however, letters for water and for wastewater services were provided from Donala. Colorado Geological Survey reviewed Struthers Ranch at preliminary plan in 2003. Since the proposed replat represents a reduction in density, and there are no known geologic hazards present that would preclude the proposed commercial use, CGS has no objection to approval of VR211.
