The northern access point will need to be closed during phase II of construction. Review I comments were not addressed on the site development plan: Per ECM 2.4.1.B, this does not meet the access spacing requirements for two access points. This access will need to be closed upon completion of Phase I construction and included in Phase II of construction.
DPW constructed the entryway improvements for the continued operation of the existing firehouse. When the Fire Department moves into the new building, the access will no longer be needed for fire trucks and shall be closed permanently.

Exhibit A to the Detention Maintenance Agreement must be a legal description of the subject property, not a copy of the plat, i.e. Lot 1, Falcon Fire Protection District Station No. 3 Exemption Plat.

Typically with site plans, an easement is granted to the County across the property in Exhibit A to provide for access to and inspection of the detention pond. If applicant wishes to proceed this way, Exhibit B should be deleted, and any reference to Exhibit B in the Agreement should be changed to Exhibit A.

If applicant wishes to grant the County an easement across less than entire property in Exhibit A, the applicant must prepare a legal description and depiction of such easement, not attached the GEC plan. The easement must abut a public right-of-way to permit access to the detention pond.

Falcon Fire has reviewed this development plan for a new fire station and administration building to be located at 7030 and 7020 Old Meridian Road. This site is currently has a full service fire station build in 1980. Fire has no objections or concerns with the development plan as currently proposed.
