Review 3: For the next submittal for this project (and all future projects), please upload documents as non-scanned PDF's so they are searchable. If a signature page needs to be scanned, just scan that one page and add it to the rest of the non-scanned PDF electronically, or e-sign that page. This will greatly help us now and in the future when reviewing each document.

All outstanding comments remaining on the Drainage Report have been resolved. EPC Stormwater has no further comments at this time. Thanks.

The Mountain Shadow site (39.0768°, -104.716°) does not contain any geologic hazards or unusual geotechnical constraints that would preclude the proposed 2-lot residential subdivision. The available referral documents include a Soil, Geology, and Geologic Hazard Study (Entech, Engineering, Inc., October 30, 2020). CGS concurs in general with the geologic interpretation, identification of geologic hazards and engineering constraints, and mitigation recommendations for these conditions. Provided Entech’s recommendations are adhered to, CGS has no objection to approval of the Vacation/Resubdivision Plat. Specifically, Entech states that individual (site-specific) investigations are required prior to construction. It would be prudent for the county to require a note on the Plat stating site-specific investigations are required for individual buildings and septic systems.
