Please see the attached letter regarding requirements from Black Forest Fire Rescue Protection District. We will require the property owner to comply with all current LDC code to include the 2015 IFC and current NFPA codes regarding Roads and Firefighting water supply. This will greatly help us now and in the future when reviewing each document.

STANDARD ENUMERATIONS COMMENTS-FINAL PLAT:

1. Enumerations will review the mylar prior to plat for address placement, street names and title block.
2. $10.00 per lot & tract platting fee will be due at the time of the review of the mylar (2 addresses per lot & tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department.
3. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. Amy@pprbd.org

1. Standard Final Plat comments apply. During Covid-19 restrictions , all mylars reviews will be reviewed via pdf. Mylar will be stamped and returned to the applicant and planner. All payments to be mailed to RBD via a check (made out to RBD) or pay with a credit card over the phone. An addition over the phone transaction fee of $3.50 will apply. Plat fees must be paid prior to recordation of the plat. Total fee for this plat is $10.00.

The Mountain Shadow site (39.0768°, -104.716°) does not contain any geologic hazards or unusual geotechnical constraints that would preclude the proposed 2-lot residential subdivision. The available referral documents include a Soil, Geology, and Geologic Hazard Study (Entech, Engineering, Inc., October 30, 2020). CGS concurs in general with the geologic interpretation, identification of geologic hazards and engineering constraints, and mitigation recommendations for these conditions. Provided Entech’s recommendations are adhered to, CGS has no objection to approval of the Vacation/Resubdivision Plat. Specifically, Entech states that individual (site-specific) investigations are required prior to construction. It would be prudent for the county to require a note on the Plat stating site-specific investigations are required for individual buildings and septic systems.
