1. Will this be a waiver to replat to remove the lot line? Which address would you like to keep, 10634 or 10658 Maltese Point? There will only be one address to the building with suite numbers. 2. Will there be 5 tenant spaces at max or 10? The building should be broken down into the maximum amount the building can hold at core & shell. Then suite numbers can be eliminated as needed. Please utilize or secondary addressing guide on our website to assign the secondary addressing. Enumerations will review and approve. Landscaping can only serve to fulfill one requirement. Please revise the drawing to indicate the internal landscaping without counting landscaping that was provided to fulfill other requirements such as parking lot landscaping and roadway landscaping. The planting islands at either end of the building are less than the required size specified in the code (size of one parking space.) The purpose of having islands that size is to have enough root area to support parking lot trees. Please increase the size of the islands to comply with the Code. Label the locations of the proposed light poles on the landscape plan so we can verify that they are far enough from trees to not interfere. Usually a minimum of 15' is sufficient. |

Site Plan: Parking shall be calculated for the highest of the uses proposed. 1 space/200 SF equals 37.5 spaces which rounds up to 38 required parking spaces. No more than 15 parking spaces in a row without a planting island that is the same size as a parking space. The row of parking along Woodman does not comply. Provide a detail for the dumpster enclosure. Dumpster enclosure seems out of scale for the drawing. It is smaller than one parking place. Please revise. Label the accessible path of travel from the parking space to the building entrances. Provide Bike Parking per the Land Development Code. |

Regarding a request for approval of a development plan for Lots 2 & 3 of Rolling Thunder Business Park, Enumerations has the following comments: 1. A new address will be established as part of the final plat combining the 2 lots. This address should be used when submitting building plans for review/permit. 2. The proposed building appears to be meant to house multiple tenants. Any building plans submitted for permitting needs to include the secondary addressing which follows the RBD secondary addressing guidelines available on our website.
