Site Plan -

PUD08002 depicts the front setback along Maltese as 20' rather than 25' shown in the site data table. Please correct.

Does the slope easement along Woodmen Road permit the sidewalk adjacent to the rear of the building and the edge of the parking lot to encroach?

Where will the HVAC units for the building be located? We have had issues recently with them being placed on sidewalks adjacent to structures which, then obstructs the pedestrian path of travel. Please review the site and proposed building to ensure there is a place for them if not located on the roof.

For easements that are existing, please label reception number or book and page.

The mineral rights certification and the title commitment indicate there is a mineral rights owner from long ago. Please detail the efforts you have made to contact the mineral rights owner or, as more likely, their heirs. We are now requiring a more detailed letter of intent for projects that fully justify the proposed special use request. For the master plan, you should pull applicable policies and/or goals from the El Paso County Policy Plan to justify the request. You should also address the El Paso County Water Master Plan and the Falcon/Peyton Small Area Plan (pulling applicable policies and goals that are pertinent to the project). 9/15/2020 11:46:56 PM

Falcon Fire has reviewed the the updated letter of intent and site plan for fire code compliance. The plan appears to meet the minimum requirements of the fire code as designed. Fire approves the plan as redesigned with notes.
FIRE LANE SIGN(S) or Painted Fire Lane Curb REQUIRED:
Roads Less Than 28 Feet in Width. Fire apparatus access roads less than 28 feet in width shall be posted or painted on both sides as a fire lane.” (entry each side, right front corner of building) Fire lanes will be inspected on fire final during building construction.
Knox Box required. Installed front right end of building. Order on line using Falcon Fire District as AHJ. Will be inspected on Building Fire final.

The special use shall be required to comply with all required LDC provisions. The Roadway landscape will require trees to be planted. I see this area is shown to overlap with a utility easements as well. If the utility easement does not allow tree planting, additional width shall be provided to get those required tree plantings in that area.
