PCD Engineering has the following comments:
Indicate in the letter of intent the number of trips the wedding venue will be limited to (each vehicle that attends is counted as two trips).
The "Barn Like" Structure will be considered a commercial structure for the purpose of the El Paso County Road Impact Fee Program (Resolution 19-471).
PCD engineering recommends the following conditions be placed on the Variance of Use:
A. No more than one (1) acre of disturbance is allowed for the construction of the building, parking lot, access road and landscape area.
B. Wedding venues are restricted to the number of vehicles that can park in the proposed parking lot. (total trips cannot exceed 100 i.e.50 vehicles including shuttling).
C. The access Road will need to be paved for a minimum distance of 50 feet from Falcon Highway.
These comments need to be depicted on the site plan.

The Upper Black Squirrel Creek GWMD does not have any concerns with the applicant's proposed plan but advises them to meter their well to insure that they do not go over their 1 acre-feet limit, allowed for by their well permit for the year as they are using this well for their own domestic uses as well. 8/19/2020 2:57:19 PM

Regarding a request for approval of a development plan for a wedding venue, Enumerations has the following comments:

1. The current residence on this parcel uses the address of 11955 Falcon Hwy. The Assessor’s website shows the address of this parcel as 6275 N. Meridian Rd. Enumerations can contact the Assessors’ office to have them update the address at the property owners request.
2. Since the proposed new structure will be used for commercial purposes, it will require a separate address. The applicant should contact Enumerations prior to submitting building plans for review/permit so that it may be used on the plan.
