Can that be shown on the Plat for Filing #1 so it is not overlooked?

Can a plat note be added designating the trails as Non-Motorized Multi-Use?

Regarding a request for approval of a final plat for Winsome Filing No. 1, Enumerations has the following comments:

1. In order to consistently address this development, particularly those lots in this filing which will access from Alamar Way, Enumerations requests that we be provided with a large format copy of the entire development like the one shown on page 2 of the letter of intent. This will help ensure that all addressing is assigned correctly and consistently throughout. Indicate all lots at tracts which will need addresses with (XXXX) on the plan. Also, a copy of this filing should be provided for use in addressing.
2. Prior to recording, Enumerations will review the mylar for addressing, street names, title block and floodplain statement. An Enumerations fee, payable to Pikes Peak Regional Building Department, of $10 per lot/tract which is assigned an address will be due at the time of mylar review.
3. Enumerations will not approve any building plans submitted for review/permit without a copy of the final recorded plat in our records.

1. The floodplain is proposed to be realigned with FEMA. Staff understands that this alteration to the floodplain will require construction onsite. The item may be heard before the BoCC without the floodplain having been relocated, but the final plat may not be recorded until such time as the floodplain has been officially moved. Staff anticipates adding this as a recommended condition of approval.
2. Please revise the application to reflect the total acreage of the current parcel number. Staff understands that only a portion is being platted.
3. The fire commitment letter is vague as to if cisterns will or will not be required. Please seek clarification from the fire department on their requirements.
4. The LDC requires that the OWTS report include the feasibility of hooking into central services or creating a new central wastewater treatment plant. Please add this. Additionally, the percolation tests were not included in the verbiage and discussion.
5. The legend on figure 6 of the soils report has covered some of the soils descriptors. Please revise.
6. The water resource report discusses diverting water to Sterling. Please be aware that separate applications will be required for this as well as the proposed transmission lines.

1. If the applicant wishes to include the subdivision in a Public Improvement District for the purpose of partial payment of the Road Impact Fee, please submit a signed and notarized petition for PID 2 or PID 3 along with a legal description of the entire subdivision in Word.
2. PID inclusion must occur before the plat is recorded.
3. The inclusion petition must be heard by the BoCC at a public hearing. The County Attorney's Office will attempt to schedule the inclusion hearing on the same day or as soon thereafter as possible as the BoCC hearing or administrative decision on the final plat.
4. State law requires that notice of the inclusion hearing be published for 3 consecutive weeks prior to such hearing. The applicant is responsible for reimbursing the County Attorney's Office for the cost of such publication.
5. The applicant and the County planner are responsible for advising the County Attorney's office of the final plat hearing or decision date at least one month in advance, so that the required publications can be completed in time.
