EDRD has no additional development plan comments and the City of Colorado Springs will not require the Dwire development to construct, remit money or post financial assurances for the future widening of Capital Drive located within the City of Colorado Springs.
The Weatherford parcel (5300000190) is east of the existing El Paso County Right-of-way (ROW) for Capital Drive and is within the City of Colorado Springs. Any future development or replat of this parcel will require the developer to dedicate the additional ROW and construct the eastern half of Capital Drive.

The Dwire SDP development is included in Cherokee Metro District's service area and Cherokee has adequate water and wastewater treatment capacity to serve this customer.

See comments on the subdivision (MS-20-002). Show and label all uses and restricted/no-disturbance areas on the SDP. Provide fencing or other method of delineation to keep uses out of the no-build/no-disturb areas and comply with MS4 permit requirements.

Ensure that the SDP matches the latest MS drainage and grading plans.

Landscaping Plan: Trees, shrubs, and/or any type of woody vegetation should not be placed on the detention pond embankment. If landscaping is required along the south property line ensure that there is enough space between the embankment and the plantings to maintain both.

Regarding a request for approval of a site development plan for Lot 1 Dwire Minor Sub., Enumerations has the following comments:

1. One of the 2 proposed buildings in this plan will use the address assigned during the concurrent platting process for this location. The other building will need to be assigned a separate address. The applicant should contact Enumerations to establish an address for use for the second building prior to submitting building plans for review/permit.
