Conference call needs to be scheduled. Please email planner with available dates going a few weeks out.
This application is not a minor subdivision, see EA19185. A minor subdivision was only recommended for legalizing 1 lot, not creating 4 new lots.
Jeff Rice will be providing general direction as to what the engineers will be looking for on the project.
If applicant wishes to proceed with 4 lots then a preliminary plan and final plat will be required.
Based on the comments from engineering, the applicant may want to refocus on only legalizing the current lot, and at a later date work on a vacation and replat. If that is the case, the applicant can resume the minor subdivision application update documents for a 1 lot subdivision and resubmit in its entirety.

Regarding a request for approval of a final plat for the Dwire Storage Yard Filing No. 1, Enumerations has the following comments:

1. This plat shows an access easement running along the east side of the proposed lots. Given the distances involved, Enumerations would prefer that this access easement be a named private street, assuming that there is no intention to extend Capital Dr. as a public street. Contact Justin Annan (jannan@elpasoteller911.org) or Glenn West (gwest@elpasoteller911.org) to submit a list of proposed private street names. All addresses will be assigned from this private street.
2. The applicant should submit a copy of this development to Enumerations for addressing once a street name has been approved. Indicate all lots and tracts which will require an address with (XXXX). Once addressing has been assigned, Enumerations will return them to the applicant to be placed on the mylar. Prior to recording, Enumerations will review the mylar for addressing, title block, street names and floodplain statement. An Enumerations fee of $10 per lot/tract addressed will be due at the time of mylar review.
3. Enumerations will not approve any building plans submitted for review/permit without a copy of the final plat in our records.

The available referral documents include a Soils and Geology Study, Dwire Storage Yard, Filing No. 1 (RMG, March 4, 2020) and, as Appendix B, a Geotechnical Report, Dwire Office Building, 3500 Capital Drive (RMG, May 3, 2019). The Dwire Minor Subdivision site is not exposed to any geologic hazards or unusual geotechnical constraints that would preclude the proposed industrial uses and density. RMG makes appropriate site development recommendations.
