County Attorney's Office has the following comments on the Detention Maintenance Agreement:
1. In Recital I, please change "platted as Lot 5" to "platted as Tract A and Lot 5"
2. In paragraph 5, please amend to read "Developer hereby grants the Association and the County a non-exclusive perpetual easement upon and across that property described in Exhibit B. The purpose of the easement is to allow the Association and the County to access...."
3. With respect to the requirements set forth in paragraph 8, please provide HOA meeting minutes or other documentation that the HOA has approved/adopted the Detention Maintenance Agreement (paragraph 8.a.); add language to the CCR Amendment that states that the Association has adopted the Agreement (paragraph 8.b.); and add language to the CCR Amendment that the Agreement is incorporated into the covenants and touches and concerns each and every lot in the subdivision (paragraph 8.c.).

1. The letters to the 2 property owners Ian Erickson & Brad & Meggan Ernst will be mailed out tomorrow July 21, 2020, notifying the owners of lot 5 & lot 6 Blk 1, Corral Bluffs Ranches Fil. No 4, that their addresses will change.

2. Contact this office for addressing to be placed on the plat. I do not need to see this project again, I will review the addressing on the mylar.
3. Standard final plat comments still apply, but with RBD being closed, there are a few new changes to Enumerations review of the Mylar. Please, send a pdf of the final plat document (intended plat of record) to the Enumerations reviewer that reviewed the project. We will then check the mylar for the normal things we look at on a plat, address, street names, title block and floodplain statement. Then we will stamp off on that document with an RBD check stamp, if all is accurate. This will be our copy of record that we plan to see once the document is recorded, minus a few signatures on the main sheet. Please contact your reviewer in Enumerations for instruction on payment.

We see that they have a determination of water right but no replacement plan. The District would be opposed to this plan if they cannot prove that they have a replacement plan, which shows the replacement requirements for Filing 3 and 4.
Please provide proof of replacement plan for these filings.

1. Existing addressing on the west side of Hoofprint Road is addressed with 4 digit numbering. The east side that doesn’t attach at this moment is 5 digit numbering. How do we fix this issue? On the west side there are 19 lots addressed on Hoofprint and on the east side there is only 2 lots. I would suggest that lots 5 & 6 Corral Ranches Fil No 4 have their address changed to a 4 digit address.
Enumerations will send a letter to these property owners Ian Erickson, lot 5 & Brad & Meggan Ernst lot 6, explaining this issue. If anyone else has a better suggestion please contact me. Amy@pprbd.org
2. STANDARD ENUMERATIONS COMMENTS-FINAL PLAT:

1. Enumerations will review the mylar prior to plat for address placement, street names and title block. **RBD Closure-Enumerations will review & stamp the mylar in pdf prior to recordation.**

2. $10.00 per lot & tract platting fee will be due at the time of the review of the mylar (2 addresses per lot & tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. **RBD closure- Fee’s will be collected once RBD is back in the office. Please add a contact to reach out to once back open.**
