Schedule B, Part II #10 and #13 of your title commitment indicates that some of the mineral rights for the property have been severed. Please revise the mineral rights certification to specify a mineral rights estate owner "was" located for the parcel. You will have to locate them or their heirs and send them the same letter you sent to the adjacent neighbors. Please upload the letter and the revised mineral rights certification as one attachment for next submittal.

If you have difficulty locating the mineral rights owner, you can reach out to your title company and/or the El Paso County Clerk and Recorder for assistance.

Site Plan - During the EA we discussed the need to install an opaque privacy fence to shield the vehicle and trailer parking area from the roadway and adjacent property since that was the predominant complaint from the neighbors and we encouraged you to mitigate this issue. I do not see that shown on the plan. It should show the location of privacy fence and specify the material and height of the proposed fencing. 3/6/2020 4:38:12 PM
