The site development plan must include the ADA note on the attached document. I know we spoke of alternatives but this is a requirement of EPC. Please make the changes that the Engineering dept has made.

Review 3: review 2 comments on the site development plan was not addressed.

1. Note 4 on sheet C3 of the site development plan is vague. Revise to reference the actual construction plan name, approval date, prepared by and PCD file no.
2. Upload a signed copy of the drainage letter for approval.

Please add an ADA route from parking spaces to the site and the ADA plat note to your Site Development Plan. if you are unable to add an ADA route explain why in the letter of intent. State in its own paragraph in the letter of intent why you are requesting a alternative landscaping plan.

Site Development Plan Redlines. Gilbert La Force review engineer, 520-7945 comments in blue. Planning comments in green. This plan and the relative sheets should be detailed site specific to the 6.5 acre tract for the tank site, it appears to include general grading & erosion control for overall phase II plans in stead. Pleas review the recorded 2018 & 2019 PUDSP for details and revised layout of tank site, trails etc... 1/28/2020 4:22:50 PM

Drainage review 1 Redlines
The drainage letter was for the general development as a whole. Please provide a site specific drainage memo that identifies the improvements required for temp and permanent detention, water quality. Please work with Army Corp to verify you are not impacting sensitive areas and creeks..

Provide a document that identifies legal access from the end of the public road to this tank site. An exhibit would be helpful. 1/27/2020 4:37:21 PM

Concur with Regionals' assessment that this site should be addressed of Mesa Top rd. and the access road does not need a separate street name.

Regarding a request for approval of a site development plan for a water tank in Forest Lakes, Enumerations has the following comments:

1. An address must be assigned for this water tank in order for building plans to be reviewed and permitted. Since the intention is to install this water tank prior to platting the surrounding neighborhoods, it will be addressed from the nearest street with access to the site. This appears to be Mesa Top Dr. Since Mesa Top Dr. is going to be extended as part of future development plan phases and access to the site will be from Mesa Top, Enumerations will need an accurate layout of future development in a usable size in order to assign an accurate address that won’t need to be changed later.
2. It doesn’t appear that any other structures which would require a building permit and separate address are proposed for this site. If there are, please show them on any plans submitted for addressing.
