1. Are the addresses for tracts A & B needed, they were not added since the last review.
Tract A -10367 Lambert Road,& Tract B-10368 Lambert Road.
2. Lot 219-address was not correct to 10751 Rolling Mesa Drive. I do not need to see this plat again, I will review once the mylar is routed.
3. My lot count on the last review was incorrect, should be 272 lots & 4 tracts. If address to the tracts above are not added the amount due will differ.

1. Lot 219 address should be 10751, Tract B address along Lambert Road is 10368, Tract A also along Lambert Road is 10367.
2. Standard final plat comments still apply, but with RBD being closed, there are a few new changes to Enumerations review of the Mylar. Please, send a pdf of the final plat document (intended plat of record) to the Enumerations reviewer that reviewed the project. We will then check the mylar for the normal things we look at on a plat, address, street names, title block and floodplain statement. Then we will stamp off on that document with an RBD check stamp, if all is accurate. This will be our copy of record that we plan to see once the document is recorded, minus a few signatures on the main sheet. Please contact your reviewer in Enumerations for instruction on payment. 269 lots & 4 tracts with addresses.
I can review the 3 address at the mylar stage. No further comments.

STANDARD ENUMERATIONS COMMENTS-FINAL PLAT:

1. Enumerations will review the mylar prior to plat for address placement, street names and title block.

2. $10.00 per lot & tract platting fee will be due at the time of the review of the mylar (2 addresses per lot & tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department.

3. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. Amy@pprbd.org

The Rolling Hills Ranch Filing 1 site (38.987, -104.5843, 272 lots, roads and open space on approximately 95.2 acres located north and east of Meridian Ranch Filing 11A, and east of Meridian Ranch Filings 7-9) does not contain any geologic hazards or unusual geotechnical constraints that would preclude the proposed residential use and density. The available referral documents include several of the same documents previously reviewed by CGS: Soil, Geology and Geologic Hazard Evaluation, Meridian Ranch - Rolling Hills Ranch, Filings 1 through 4 (Entech Engineering, Inc., September 20, 2019) and a Subsurface Soil Investigation, Meridian Ranch - Rolling Hills Ranch (Entech Engineering, Inc., July 15, 2019). Entech's reports contain valid descriptions of surface and subsurface conditions, and the Subsurface Soil Investigation makes appropriate preliminary recommendations regarding site development.

Entech observed groundwater in approximately seven of their 15 borings within Filing 1 at depths which, after planned grading cuts (based on Table 2 in both of Entech's reports), preclude full depth basement construction unless mitigation is implemented. The construction drawings (Tech Contractors, November 2019) show a non-perforated underdrain system beneath the sanitary sewer system. It is outside the scope of CGS review to conduct a detailed review of the proposed underdrain system design.

CGS agrees with Entech that additional investigation, characterization, and analysis should be conducted after completion of overlot grading for use in design of foundations, floor systems, pavements, etc.
