Site Plan - Verify the building footprint (used to calculate lot coverage) is not actually the total SF of the proposed structure. These should be shown two separate line items if they differ which they typically do on multi-level construction. 9/29/2019 9:04:46 PM

The vicinity map you provided functions more like a key showing the surrounding land owners. Please combine that map with the uploaded adjacent property notification and re-upload for next submittal. Correct it to show the COG parcel in between the Stauffer property and the zoo property.

As for the vicinity map to satisfy this requirement, it should be zoomed further out to show the general project location in reference to nearby main roads. I have attached a sample screenshot to give you an idea what we are looking for.

Site Plan:
Add PCD File# BOA 19-007 to the site plan

Indicate the total proposed square footage for the house (all levels) and for the garage.

This site plan does not show the narrow sliver of land owned by the COG COG LAND & DEVELOPMENT CO (zoned PUD HS) that is located in between the subject parcel and the Cheyenne Mountain Zoo Property. Please revise.

The Cheyenne Mountain Zoo property is not zoned A-5, it is zoned PCR HS. Please revise.

Provide reference for the septic/sewer easement. Should be a plat number where it is shown or a deed/book.

In the Site Information, specify the proposed building height as calculated in Land Development Code Section 1.15 (definition for Building Height).

Letter of Intent:
Add PCD File Number (BOA 19-007) to the Letter of Intent and ensure the letter of intent is signed by the applicant.

The letter of intent mentions the portion of the parcel bordering the Zoo property; however, the subject property does not share a property line with the zoo. It borders the COG LAND & DEVELOPMENT CO property instead. Please revise the letter of intent accordingly to clear up this discrepancy.

This parcel is actually several parcels that have undergone a merger by Merger by Contiguity for the purposes of zoning administration since each individual lot does not comprise the minimum lot area for the zoning district. The merger brings the property into closer conformity. This should be indicated in the letter of intent and the merger file number (MER183) referenced.

Finally, please address the criteria of the Board of Adjustment that applies to this project. See the bullets listed in Land Development Code 5.5.2(B)(2)(a) and determine which of these apply and incorporate into the letter of intent.

Review 1:
- On the site map, update the septic/sewer system easement label to include a reception number and submit a copy. The referenced schedule number is incorrect. EPC schedule # is typically 10 digits.
- Site plan shows off-site grading. Owner must obtain permission from the adjacent property for offsite grading and improvements.
