Letter of Intent: The A-35 zoning district permits up to two single family dwellings. When you added the modular, there was not an associated request to deem it a guest house or extended family so, per the allowance in the zoning district, it was categorized as the second dwelling unit on the parcel. It is incorrect to say that it should have been permitted differently if you did not submit a request for guest house and/or extended family at time of installation of the modular. Please revise the letter to remove that part. In addition, the letter of intent should include explanation of how the project complies with the special use criteria of the Land Development Code (in addition to the extended family criteria that you already mentioned). I have attached them for your convenience. Please revise the letter of intent to address those items. |
