Unresolved. Clarification:
First, add the following footnote on the PUD Modification table on the PUD Plan: " *See Letter of Intent for additional justification of proposed modifications to ECM Standards."
Next, update the Letter of Intent. See the attached document as an example for the expected content for PUD Modification to the ECM (starting at page 16).

FYI: The example provided above is from the Forest Lakes PUD (PCD File No. PUDSP181). Also, you should be able to just copy and paste the contents from the deviation request form that was submitted by the design engineer.

This discrepancy needs to be resolved. The 11/18/19 and 12/10/19 District letters referred to by SEO are not on EDARP. Please upload those letters to EDARP. If the updated District letters only commit to 5.3 acre-feet - then the WSIS needs to be updated/clarified. The Estates at Rolling Hills Ranch site (38.9957, -104.5904) does not contain any geologic hazards or unusual geotechnical constraints that would preclude the proposed 16-lot residential subdivision. The available referral documents include a Soil, Geology, and Geologic Hazard Evaluation and a Preliminary Subsurface Soil Investigation, The Estates at Rolling Hills Ranch, Filing 1 and 2 (Entech Engineering, Inc., September 10, 2019). Three of Entech's borings are located within the area currently being reviewed. Entech's reports contain good descriptions of surface and subsurface conditions, and make appropriate recommendations regarding site development. Provided Entech's recommendations are adhered to, CGS has no objection to PUD/preliminary plan approval. 11/1/2019 11:49:00 AM
