Site Plan:
Please label the required setbacks for the zoning district on the plan: 25' front, 25' rear, and 25' side setback.

Provide dimension between the home office and the side property line to demonstrate compliance with the setbacks.

Provide a north arrow.

The site plan shows the property as rectangular while the dimensions reflect a square parcel. Please adjust the property lines on the site plan to reflect the true shape of the parcel.

If F2 driveway access is no longer proposed, please remove from the drawing.

Please provided additional information on the home office attached to Tanya's home. Is this for full time work at home? If so, what is the business? A home occupation permit may be required. How many SF is the proposed office? Will this structure be used as living quarters for family members or for occasional guests? We need more information on the proposed use for this portion of the home so that we can make sure we approve it appropriately.

The title commitment references some easements associated with the parcel. If any of these lie within the property lines, they should show up on the site plan. If they are outside of the property boundaries, disregard.

Please expand the letter of intent to address the variance of use approval criteria from the Land Development Code Section 5.3.4(C). For reference, I have attached the criteria. 9/16/2019 9:02:25 AM
