The new site plan shows the smaller horse sheds and new corrals around each of them. Per the Code, Corrals have to be set back at least 25 feet from property lines. Please adjust the corrals accordingly and revise the drawing. 5/28/2020 1:19:02 PM

-Site Plan: It appears that the legend is indicating that the driveway is 25' wide. According to ECM 2.4.1.E, residential two-way access width must be 10' to 24'. Please revise or clarify the actual width of the driveway.

Letter of Intent - Clarify that 30 total horses would be accommodated on the property. Right now it reads as if you have 20 now and the additional shelter and stable would accommodate up to 30 more.

Based on the current aerial, there does not appear to be an outdoor arena on the property, however one is referenced in the letter of intent.

Just to note, the land development code has setbacks for barns, corrals, and stables. They must be located at least 25 feet from any front, rear, or side property line.

Manure stockpiles or compoting manure shall be setback a minimum of 100 feet from any property line. Make sure this info is included in the letter of intent and you comply with that requirement. Indicate the frequency of the manure pickup.

Site Plan - This parcel is actually two lots rather than one so you need to show the lot line that divides them. All structures shall meet the setbacks as measured from the perimeter of each individual lot lines. If you have structures that do not comply with the setbacks from the interior lot line or you wish to construct structures that would not comply with the setbacks from the interior lot line that divides your two parcels, there is a process through which you can vacate the interior lot line to create one larger parcel.

Show the easement drainage easement that is shown on the plat (see attached). Buildings and other structures should not be located within the drainage easement.

After you start adding these items, it will get quite busy so you might consider drawing the site plan with a white background rather than tracing the aerial photo.

Required setbacks for the RR-5 zoning district are 25 feet from all property lines including the internal property line that divides your two parcels. Setbacks apply to buildings and other structures. You need to label the required setbacks and then dimesions from the property line to show how close the corrals and structures are to the property lines.
