Regarding a request for approval of a revised preliminary plat for Claremont Business Park, Enumerations has the following comments: 1. The accesses shown on this plat should use the street names which were previously approved and shown with the original configuration of Claremont Commercial Filing No. 2. All lots will be addressed from these internal streets. 2. Is this plat going to use the name Claremont Commercial Filing No. 2? STANDARD ENUMERATIONS COMMENTS-DEVELOPMENT PLAN: 1. For assignment of addressing for lots and tracts, place (xxx) where they are intended to be utilized. Lot, placement to be front door. 2. Provide a 100 scale copy or larger of the entire APPROVED development to this department so that addressing can be assigned. Once received, the DP will be placed on a list to be addressed. STANDARD ENUMERATIONS COMMENTS-FINAL PLAT: 1. Enumerations will review the mylar prior to plat for address placement, street names and title block. 2. $10.00 per lot & tract platting fee will be due at the time of the review of the mylar (2 addresses per lot & tract). Claremont Business Park No. 2 has been previously reviewed by CGS (May 11, 2017 and January 5, 2018). The proposed lot layout has changed since our last review, and fewer lots are currently proposed. No new geologic or geotechnical information included with current referral documents, so our previous comments remain valid: The site does not contain steep slopes and is not undermined. The site does not contain, nor is it exposed to, any geologic hazards that would preclude the proposed commercial/industrial uses and density. Entech Engineering’s Preliminary Subsurface Soil Investigation, Meadowbrook Parkway and Marksheffel Road (September 12, 2016) contains a valid description of surface and subsurface conditions, soil engineering properties, and potential development constraints, and makes appropriate preliminary recommendations regarding subgrade preparation, including removal and recompaction of any loose soils and, if suitable for reuse, uncontrolled fill, foundations and floor slabs, and grading and surface drainage. CGS agrees with Entech’s recommendations for additional investigations once building locations are finalized (page 4), and subgrade preparation observation and foundation excavation inspection (page 7.) Provided Entech’s recommendations are strictly adhered to, CGS has no objection to approval of the preliminary plan amendment as proposed. |
